Zillow's estimate is produced by an algorithm using broad tax-record data and generic comps. It works reasonably well for cookie-cutter suburban homes in active markets. It works poorly for condos (where the specific building matters enormously), for waterfront homes (where view and exposure are unique), and for properties that have been updated in ways not reflected in public records. Our valuations are produced by a human agent who can factor in all of that.
