Find Your Home on Clearwater Beach

We focus on the barrier islands: Clearwater Beach, Sand Key, Island Estates, Belleair Beach and Indian Rocks Beach. We also work with buyers and sellers across Pinellas County, including Dunedin, Palm Harbor, Largo, Seminole and St. Petersburg. Start with our Clearwater Beach guide or browse the condo building guides.

County records show far more condo sales than house sales in the Clearwater Beach area each year, as our five-year comparison shows. A condo comes with association fees, building rules on rentals and pets, and shared costs for the building. A house gives you more control, but you carry the insurance and upkeep yourself. Our condo buyer's guide covers what to check.

If you buy with a mortgage and the home is in a FEMA Special Flood Hazard Area, your lender will require flood insurance. Standard homeowners and condo policies do not cover flood damage, so it is worth pricing a flood policy for any coastal home. Read Flood zones 101 and our property insurance guide, and get a quote from a licensed insurance agent.

The main costs are the brokerage commission, Florida documentary stamp tax on the deed at 70 cents per $100 of the price, title and settlement fees, and your share of the year's property taxes, plus paying off any mortgage. Our cost to sell guide walks through a worked example.

Request a free valuation on our Thinking of selling page. A Belloise Realty licensed agent looks at recorded sales of similar homes near you and replies personally, with no obligation.

It depends on your city's rules, your condo association's rules and state licensing and tax registration. Some buildings set minimum lease lengths or do not allow short stays, so read the association documents before you buy. Our short-term rental rules guide and rental strategy post explain the steps.

Yes. Offers and disclosures are signed electronically, and Florida permits remote online notarization, so closing documents can often be signed from home. Always confirm wiring instructions by phone with your title company, using a number you already have. See our out-of-state buyer guide and remote closing checklist.

If a Florida home is your permanent residence on January 1, you can apply to the Pinellas County Property Appraiser for a homestead exemption by March 1 of that tax year. It lowers the taxable value and, under Save Our Homes, limits how much the assessed value can rise each year. Read our homestead guide and the portability guide.

Florida law requires structural milestone inspections for condominium and cooperative buildings of three or more stories as they reach a set age, plus structural integrity reserve studies. Ask the association for its latest reports before you buy. Our milestone inspections guide explains the details.
