Clearwater Beach has three distinct zones: the quieter residential north end around Mandalay and Carlouel; the central tourist core around Pier 60, Mandalay Avenue, and the Marina; and the resort-heavy south end anchored by Sand Key Park and hotels like the Sandpearl and Opal Sands. Sunset at Pier 60 is a nightly ritual. Street performers, live music, local crafts, and one of the best sunset views anywhere on the Gulf — it happens every evening about two hours before sundown and it's the informal heartbeat of the island. From the pier you can walk the beach, grab dinner on Mandalay, or hop the Jolley Trolley up to Dunedin without ever touching your car.
Further afield, Clearwater Marine Aquarium (Winter the dolphin's old home) sits just across the causeway on Island Estates, and the Philip Jones Trail connects residents to miles of mainland cycling. Dining runs the gamut from classic beachfront grouper sandwiches at Frenchy's to fine dining at the Columbia restaurant and the Marriott-owned Bob Heilman's Beachcomber.
Because Clearwater Beach is a tourist destination, the central stretch is busier than other barrier islands nearby — that's the tradeoff for everything being within walking distance. The north and south ends are noticeably calmer and attract residents who want beach life without the peak-season bustle.
The dominant inventory. Ranges from 1970s waterfront towers at approachable price points to brand-new luxury complexes like Serena by the Sea. Building age, HOA strength, and reserve funding matter enormously here — especially post-SB 4-D, Florida's 2022 condo-safety reform. We help buyers read the financials, not just the brochure.
Concentrated on the north end in Carlouel and Mandalay neighborhoods. Mix of renovated mid-century beach homes and newer elevated builds. Waterfront lots with boat access are the premium tier; interior lots offer a much more accessible entry point into single-family beach life.
Clearwater Beach allows short-term rentals under city rules, which makes it one of the few true vacation-rental markets left on the Gulf Coast. Almost all of Clearwater Beach is in FEMA flood zones AE or VE, which means flood insurance is required for any federally-backed mortgage and strongly recommended for cash buyers. Elevation, construction date, and whether a building is enrolled in the Community Rating System program all change your premium meaningfully.
