440 West's two towers sit directly on the sand on South Gulfview Boulevard, in the heart of Clearwater Beach's resort stretch. Few buildings on the island combine direct Gulf frontage with this much walkability: Pier 60, the marina, and the Beach Walk promenade are all a stroll away, which keeps demand for these units steady from both residents and vacationers.

The complex is one of the island's established towers, and that maturity cuts both ways: unit interiors range from original to beautifully renovated, so pricing varies widely between nearly identical floor plans. Views, floor height, and renovation quality drive value here more than square footage.
