Clearwater Beach Condo Building Guide
The residence tower beside the Sandpearl Resort — hotel-grade services and one of the most prestigious addresses on the island.
Sandpearl Residences shares its name, its stretch of north-beach sand, and much of its service culture with the neighboring Sandpearl Resort — one of the Gulf Coast's best-regarded beach hotels. The result is a residence building where the daily experience feels closer to a five-star property than a typical condominium.
As one of the newer luxury builds on Clearwater Beach, the building attracts buyers who want modern construction standards, concierge-level service, and a north-beach address in a single package. Resale inventory is limited and closely watched.
The rhythm here is resort living made permanent: beach service on the sand, dinner at the resort's restaurants without leaving the property, and the north end's quiet as the default setting. Owners tend to stay owners.

Part or all of this property's land is in FEMA's Special Flood Hazard Area. Lenders making federally backed mortgages require flood insurance on buildings in that area. Read Flood Zones 101 for what that means for a purchase.
Flood zones are FEMA's for the land parcel (for a condo, the whole complex), from the effective Flood Insurance Rate Map for Pinellas County (August 24, 2021, with later FEMA revisions) as published by Pinellas County, checked against FEMA's national flood layer. Zones touching under 1% of the parcel are left out. Flood insurance is rated on the building's own zone and elevation, which an elevation certificate confirms. Evacuation level is from the Pinellas County Property Appraiser record and matches Pinellas County Emergency Management's Know Your Zone map.
