Here is where the Clearwater Beach market stands in 2026, using Pinellas County recorded sales for Clearwater Beach, Sand Key and Island Estates. These are the same county figures we use when we advise our own buyers and sellers.
Key Market Statistics
In the 12 months through August 2026, the county recorded 413 sales in the area, up from 336 in the 12 months before. The middle recorded price was $750,000, compared with $821,500 a year earlier. Much of that difference comes from the mix of homes sold: condos made up 333 of the 413 sales, compared with 228 of 336 the year before, and condos here sell for less than single-family homes. Within each type the change was smaller.

What This Means for Buyers
With more sales recorded and condo prices a little lower than a year earlier, buyers have more to choose from. A few steps still make a real difference:
- Work with a local agent who knows the market
- Be ready to act when the right home comes up
- Ask about the building’s inspections, reserves and insurance before you make an offer (our condo buyer’s guide lists what to request)
- Get pre-approved for financing before touring
What This Means for Sellers
Buyers can compare more recorded sales than a year ago, so presentation and pricing matter:
- Professional staging and photography are essential
- Pricing competitively from day one
- Being flexible with showings and offers
- Highlighting property upgrades and amenities
