What this means for owners and buyers
Across every size, booked nights held in a tight band this past year, between 61% and 64%. That consistency is one of Clearwater Beach’s strengths for owners. What really separates properties is the nightly rate: a 2 bedroom earned about $343 a night, compared with $199 for a 1 bedroom, which is roughly 70% more revenue per booked night for one extra bedroom. Three-bedroom units led the market at $489 a night with the highest occupancy, 64%, from just 38 listings. Studio figures come from only 12 listings, so treat them as a rough guide. As we head into winter, the season when snowbirds book longer stays, the gap between a well-run rental and an average one usually comes down to pricing, presentation, and responsiveness, not location alone.
